The first and most important decision you will have to make is selecting the agent, there are many to choose from, the corporate large organisation, the franchise where someone possibly with little or no experience has bought their way into the industry or the Independent.
As an independent agent SmartMove Properties work solely within the Ayrshire market place, we only accept good to high standard properties ensuring we only attract good to high quality tenants.
All tenants must be 21 years or over, and meet with a strict vetting and referencing procedure failure to do so will prevent a tenancy being secured.
Your agent should be flexible with viewing times, and deal with all aspects from utilities, council TAX and more (see Service`s & legal).

We believe that tenants pay good money when renting and deserve a good standard of accommodation, it is for that reason we will refuse to market any inferior or sub standard properties.
All properties market for rent by SmartMove must meet a minimum standards criteria, all safety aspects must be in place (see service`s & legal),
Properties can be offered on either a furnished or unfurnished basis as there is a demand for both, some may be offered part furnished where white goods and a minimum amount of furniture is included.
The property at the commencement of each tenancy must be spotlessly clean, the garden well presented and tidy and everything in working order.

As your agent SmartMove Properties will ensure that all service`s are changed over with the minimum of fuss to you the owner. We will contact utility suppliers, local authority council TAX officers and any other parties such as factors, all details will be updated on an ongoing basis with records kept on file.
living in the UK we are becoming more and more used to the introduction of national and local legislation, it seems every time you turn around there is some other costly requirement or form to be completed.
As your agent we will ensure all legislation is complied to, we will obtain all the required legal documentation such as the AT5 (short assured tenancy) and lease. We shall obtain for you at competitive rates the required Landlord Gas Safety Certificate, the Energy Report, the PAC test report etc.
All properties will be let with a detailed, itemised inventory, 12 weekly inspections are carried out to allow peace of mind that the property is being looked after and in the unlikely event there is any problem we will act immediately to remedy the situation.
Our insurers offer peace of mind packages allowing the landlord and tenant to cover the building, contents and non-payment of rent for the entire period of the lease, even allowing for up to £25,000 of legal expenses should there be any further problems.
